Summary. Caza runs entirely in your browser. It has no servers, no accounts, no analytics and no advertising. Nothing you do in Caza is sent to Caza or to any third party. The only network requests Caza causes are ordinary page loads from Zillow, described below.
What Caza reads
Caza reads listing data already loaded on the Zillow pages you visit (saves, views, days on market, price, size, property type, location, listing description, and similar fields) to calculate scores, comps and investor numbers. Listing descriptions are read on your device to find unit counts, rents and condition words, and on rental listings to find stated concessions (for example "1 month free") and lease length; the text itself is never stored or sent anywhere.
On rental listings and Zillow's rentals search, Caza reads the asking rent, bedrooms, bathrooms, size, days listed, rent changes, required monthly fees and apartment-building floor-plan prices that the page shows. Rental comps use active for-rent listings only, never past leases. Caza does not read, show or filter anything about schools, crime, demographics, source of income or familial status.
Network requests (all to Zillow)
- Scores on results pages. To read saves and views, Caza loads the Zillow page of listings that are on screen or about one screen away, a few at a time and at least 300 ms apart. Listings read in the last 24 hours are not loaded again. If Zillow answers with an access-denied or rate-limit response, Caza stops these requests for 10 minutes. Caza never interacts with a "confirm you're a person" check.
- Sales comps. Only when you click Sales comps (on a listing, or View Sales Comps in a score tooltip), Caza opens Zillow's own Recently Sold search page in a new tab, the same page you could open yourself, and reads the sold homes that page shows. Widen the distance and Older sales are another click that loads a wider Recently Sold search page.
- Rental comps. Only when you click Rental comps (on a listing, a rental listing or an apartment building page), or click Find asking rents in the popup's Compare my rent, Caza opens Zillow's own rentals search page around that place in a new tab, the same page you could open yourself, and reads the active rentals that page shows. Widening the search is another click that loads the wider rentals search page.
- Get details for these comps (for multifamily also Get unit mix for these comps). Only when you click it and confirm, Caza loads the Zillow listing pages of the comps shown, plus any sales left out only because their estimated unit count differs, at most 12, one at a time about 1.5 seconds apart, and stops at once if Zillow blocks a request. What it reads (unit count, unit mix, condition and sale-type words) is kept with the 24-hour listing cache below.
Comps and PDF reports also show listing photos. Your browser loads them directly from Zillow's image servers (zillowstatic.com), using the photo links Zillow already shows on the listing; Caza adds nothing to those requests. Nothing is sent to Caza or to any third party.

caza_inv_session holds the rent, taxes, insurance, HOA, income and rehab figures you typed for a listing, keyed by the listing number, for at most 40 listings, so they survive moving between the listing and its comps.

Permissions

Caza does not use the tabs permission and cannot read any other website. Its background service worker only records the local first-run flags above when Caza is installed or updated, and lets Caza use session-only storage when the browser starts; it makes no network requests.
Third parties
None. No analytics, advertising, tracking or data sale. The "Rate Caza" button opens the Chrome Web Store review page only when you click it. Links in the rental comps drawer (the FTC's advice on rental listings, and official rent-cap sources for California, Santa Ana and Los Angeles) open those sites only when you click them.
Limited Use. Caza's use of information it reads from Zillow pages or that you type adheres to the Chrome Web Store User Data Policy, including the Limited Use requirements. Caza uses this information only to provide its single purpose: showing buyer-demand scores, comps and investor numbers on Zillow. It does not transfer it to anyone, does not use or sell it for advertising, personalized or re-targeted ads, creditworthiness or lending, and no person at Caza can read it, because it never leaves your device.

They are not a substitute for advice from licensed agents, brokers, attorneys, lenders or other professionals, and they are not advice to buy or sell any property. Comparable sales shown by Caza are not an appraisal. Rental comps are asking rents shown on Zillow for active listings, not a rent survey of signed leases, and Caza does not set or advise on rents or decide whether a rent cap applies. Investor figures are estimates for discussion only and are not a guarantee of income or return.
Always verify listing details on Zillow and in your MLS, and do your own due diligence.
No warranty
Caza is provided "as is" without warranties of any kind. Data from Zillow may be missing, delayed or incorrect, and Caza may stop working if Zillow changes its website.
Limitation of liability
To the maximum extent permitted by law, you use Caza at your own risk, and we are not liable for any losses or decisions arising from its use.

Changes
We may update these terms. Continued use of Caza after a change means you accept the updated terms.
